Im looking for a simple 4 column template for mambo/joomla similar to http://www.cmswatch.com/

*Areas for 468x80 banner, and a 728x90 banner somewhere on the top.
*No graphic design work needed, but well writen and commented css sheet a must.
*Preferably no frames, all div
*CSS sheet will be used for both invision and joomla
*Web2.0 Styled with large h1 and H2's, similar to http://breakspoll.com
*Arial and tahoma fonts
